117 Piccadilly is a Grade II listed building in Mayfair’s desirable conservation area. The building has undergone an extensive refurbishment and is the first building to open under The Space brand since Landmark partnered with the business in 2019.

117 sits on the corner of Down Street, adjacent to the Athenaeum Hotel and opposite Green Park – a haven of trees and meadow-like grounds. Perfect for a lunch-break stroll!

The Space only leases entire buildings, and this is no exception! Each floor = 1 whole office. Choose from five floors of beautiful, serviced office space filled with natural light from double-aspect, floor-to-ceiling or arched windows.

The flexible workspace encourages productivity, creativity and collaboration. It is fully furnished on each floor with a kitchen/tea point which includes bean-to-cup coffee to enable those ‘watercooler moments’.

Our bookable meeting rooms are available for internal clients (both at 117 Piccadilly and other Landmark Space buildings) as well as external businesses to book-out too. However, as each of the floors represent one entire office space – clients can customise to their individual needs. This could mean extra, private meeting rooms, or perhaps you’d like some break-out space and anything else on request, creating a hybrid working hub that will appeal to all generations. Inspiration for the design of 117 Piccadilly

The inspiration for 117 came from the building itself with its traditional architecture giving rise to the home-like interior. Expect rich tones, mixed with a warm and opulent colour palette, making the space feel more luxurious whilst welcoming and inviting. Working alongside Garnett Netherwood Architecture and Interiors, we’ve featured layered textures and patterns to provide a quirky and modern take and allowing the building to stand out among its neighbours.

The environment supports wellbeing and connects your workforce to nature, with views over Green Park from the south-facing offices, a private terrace on the 1st and 5th floor (for the occupants of that floor only), secure bike storage, showers and changing facilities to encourage healthy activity among your staff.
